Privacy Policy

HomeDNA keeps your home records on your phone. This policy explains what that means, the limited account information we do handle, and the choices you have.

Operator: HomeDNA (Tenforty LLC)•Lathrop, California, USA•Contact: info@tenforty.tax
The Short Version
  • Properties, documents, photos, inventory, repairs, vendors, expenses, tenants, and reminders are stored on your device. We do not upload them to our servers.
  • We keep your account email and name so you can sign in.
  • There are no ads, no analytics or tracking tools, and we never sell your personal information.
  • Backups are files you create and store wherever you choose. You can lock them with an AES-256 passphrase we never see.

1. What We Collect

Account information: To sign in, HomeDNA uses an account with your email address. If you sign in with Google or Apple, we receive your email address and, when the provider shares it, your name. We store that account information, plus a profile with your email, display name, and whether you have finished onboarding, with our authentication provider. Passwords are handled by that provider and stored in hashed form. We cannot read them. Signing in with Google or Apple does not give us your Google or Apple password, your contacts, or the other contents of those accounts.

App notices and updates: The app asks our servers for announcements and for the minimum supported app version, so we can tell you about an important update. These requests do not include your home records. As with any internet request, the hosting provider receives your IP address and basic technical details such as the type of device.

Website: This website is a static site. We do not use cookies, advertising, or analytics scripts on it. If you open the web version of the app, your records are kept in your browser's storage on your device.

Support email: If you email us, we use that message to answer you. Include your phone model, the app version, and what you were doing. Do not send passwords or backup passphrases.

What we DO NOT collect:

We do not receive the contents of your home records: properties, addresses, documents, photos, receipts, inventory, repairs, vendors, expenses, tenants, or inspection notes. We do not collect your precise location, contacts, or advertising identifiers. We do not use the camera or photo library except when you choose to capture or attach a file.

2. Data Stored on Your Device

Everything you add to HomeDNA is saved in the app's private storage on your phone, or in browser storage if you use the web app. It stays there until you delete it, erase it from the delete-account screen, or remove the app.

Important Note on Local Storage:

Because the data is local, deleting the app, resetting the phone, clearing the browser's site data, or losing the phone can permanently remove it unless you have saved a backup file, or your phone's own backup includes the app. Please back up regularly. The app reminds you to.

The data on your phone is protected by your phone's own security, such as your passcode and device encryption. HomeDNA does not add a separate lock to the stored database. A backup passphrase protects only the backup file, not the live database.

3. Backups and Sharing

  • Backup files: When you save a backup, HomeDNA creates a file and hands it to your phone's share sheet. Where it goes is your choice. That service's own privacy terms then apply. We never receive the file.
  • Passphrase protection: You can add a passphrase of at least 12 characters. The app encrypts the backup on your device with AES-256 before it is saved. We do not know the passphrase and cannot recover it. If you forget it, the backup cannot be opened. A backup without a passphrase is readable by anyone who obtains the file.
  • Sharing a vendor: If you share a vendor's details, the contact card and text you choose are passed to the app you select. Notes are not included unless you turn them on.

4. Permissions the App Asks For

Camera & Photo Library:

Only when you choose to capture or attach a receipt, warranty, manual, or property photo. Photos stay on your device.

Notifications:

To deliver scheduled maintenance reminders. Scheduled locally on your phone; reminders are not uploaded to us.

Files:

Used strictly when you save or import a backup file through your device's file manager.

Internet:

To authenticate sign-in, receive announcements, and check whether the app has a minimum supported update.

5. Service Providers

  • Supabase hosts sign-in, your account profile, announcements, and version information. Connections are encrypted in transit. Account data is hosted in the United States.
  • Google and Apple process sign-in if you choose Continue with Google or Sign in with Apple. Their privacy policies apply to that step. If you signed in with Apple, deleting your HomeDNA account also asks Apple to revoke the token HomeDNA was given for that sign-in.
  • Wherever you save a backup (Apple iCloud, Google Drive, your email provider, or another app) stores that file under your account with them. We are not a party to that copy.

We do not sell or rent personal information, and we do not share it for advertising. We may disclose information if the law requires it, or to protect the security of the service.

6. If This Changes

The current release operates local-first and does not upload home records to our cloud. In future updates, we plan to offer an optional cloud sync feature so users may choose to sync their data across devices. When optional cloud sync or cloud backup is introduced, we will update this policy first, tell you in the app, and require your explicit opt-in consent before any data leaves your device.

7. Retention and Your Choices

  • Your home records: You control them. Delete individual items in the app. On the delete-account screen you can also erase the records stored on that phone. Backup files you saved elsewhere stay where you put them until you delete them there.
  • Your account: Delete it yourself in the app: open Profile (your avatar on the Home screen) and choose Delete account. This permanently removes your sign-in and profile. You can also ask us to delete the account, or to send you a copy of the account information we hold, at info@tenforty.tax. We will act within 30 days.
  • Records on your phone: Deleting the account does not by itself remove records stored on the phone. The delete screen offers to erase them too. Otherwise, delete the app to remove them from that device.
  • Other rights: Under California law (CCPA) and similar privacy frameworks, you may have the right to know, access, correct, or delete personal information. We will not discriminate against you for exercising these rights.

8. Children, Security & Contact

HomeDNA is not directed to children under 13, and we do not knowingly collect their information. If you believe a child has provided personal information, please contact us.
